Design-Bid-Build

We competitively bid from completed plans, then execute the build with clarity and control. This method works well for 
public jobs or traditional procurement.

    Clients typically provide a Request for Proposal (RFP) that outlines the bid date, project timeline, budget, and anticipated outcomes. We take the time to review every detail including client bid forms, subcontractor needs, projected schedules, software requirements, and any additional expectations. From marketing to estimating, accounting to field teams, our entire organization contributes to a thorough and tailored response.

    Our estimators carefully evaluate the RFP and drawing set to identify areas of importance, flag missing details, and assess the feasibility of the proposed schedule. This helps us catch potential issues before the bid is sent to subcontractors.

    We select a targeted list of 4 to 6 prequalified subcontractors per trade and send a complete bidding package that includes marked-up drawings, the RFP, contracts, and special instructions. These partners are chosen based on their expertise, capacity, and fit for the project’s scope.

    As subcontractors begin pricing, they and our team identify questions about constructability, materials, or project gaps. We consolidate these into clear Requests for Information (RFIs) and send them to the ownership team and design consultants to ensure transparency and alignment.

    Once the questions have all been asked and the ownership group and design consultants have responded with the most up-to-date information then the sub-contractors prepare to submit their final bids to Kalb’s estimating department.

    Every subcontractor bid is reviewed for completeness. Our estimating team conducts follow-up calls to discuss how pricing was determined including labor, material, timelines, and assumptions.

    We compare bids side by side, evaluating pricing, manpower, project fit, and value engineering suggestions. This leveling process helps ensure we select the best-qualified partner, not just the lowest bidder.

    Teams across Kalb including marketing, estimating, leadership, and field operations collaborate to finalize the proposal. We review the full RFP and all bid details before submission to ownership.

    Before work begins, all selected subcontractors are required to sign Kalb’s project-specific contracts. These documents incorporate the original RFP, owner requirements, and any agreed-upon provisions. This ensures alignment, accountability, and a smooth path forward for all stakeholders.

What to Expect

A construction is set to begin, a warm hand-off is executed between the preconstruction and construction staff.

Controlling Budget + Schedule

From the beginning of the construction phase, the Kalb Team will facilitate weekly OAC meetings to provide updates and discuss project coordination.

QA / QC

Our quality control and assurance programs help keep the project moving with a limited punch list. The construction team will put together a specific QA/QC Manual for each project.

Project Closeout

The closeout package that is provided at the conclusion of the project will include all warranties and specs that were promised per the contract at the start of the job.

Compliance

Kalb keeps all records onhand for 7 years in compliance with Nevada law.

Standards You Can Count On, A Culture That Leads

Safety starts well before construction begins. At Kalb, every project is guided by a site-specific safety plan developed by our internal team and reviewed with all crew leaders. We believe that proactive planning leads to safer, smoother job sites, and our safety protocols are built into every phase of the work, from preconstruction through closeout.

Reviewed before each job:

Prior to mobilization, we review key safety elements with all site personnel. This includes emergency procedures, daily and weekly reporting expectations, PPE and equipment protocols, and site orientation. Every team member is also briefed on conduct guidelines and communication standards to ensure alignment before the first day of work.

Daily field safety requirements include:

Our job sites follow a consistent set of daily safety practices that prioritize people and protect progress. Crews implement fall protection measures, and fire prevention procedures, and maintain awareness of vehicle and pedestrian flow. Jobsite hazard communication is addressed clearly each day to keep the entire team informed and alert.

We partner with:

Kalb works with experienced safety partners to support ongoing training and oversight. We bring SCATS on-site for third-party safety consulting and work with Region 9 to provide OSHA certifications for our teams. We also coordinate closely with local agencies including the City of Las Vegas, Clark County, NDOT, and NV Energy to ensure full compliance with all safety and inspection standards.
